Yes. Highlake is an ungated, privately maintained community.  

What is the concept for Highlake?

Highlake is a collection of one-acre residential homesites designed to allow for increased privacy while maintaining a sense of community. We envision larger homes with gracious outdoor living spaces and gracious landscaping. Highlake is currently the only new construction community with full-acre home sites.

When can I begin construction on a home in Highlake?

Construction on a home in Highlake can begin once a home site has been purchased, architectural plans and design have been approved, and the requisite permits have been secured.

Will I be able to buy a home in Highlake that is move-in-ready?

No. All of the homes in Highlake will be custom homes that are commissioned by the lot owner. Home sites in Highlake will not be made available to builders or investors who wish to build a home designed to be offered for sale. This ensures all of the homes will maintain a consistent level of value and protects the significant investment of the homeowners.

Does Highlake utilize and enforce Design Guidelines?

Yes. Highlake will be a design-regulated residential development. All architects, residential plans, and landscape plans will require approval prior to the start of construction. Each contractor will be required to gain approval to build a home in the subdivision before beginning any construction. Further, any exterior renovations, remodeling or substantial landscaping alterations will be subject to the same design review process as the initial residential design and construction. 

Will Highlake include any amenities?

Highlake has been designed to include a professionally-designed entry that features a small landscaped pond. Highlake will not include a community pool or children’s playground.

May I put more than one residence on my property?

No. Each lot is zoned for one single-family residence. Accessory buildings may be added, but must be in compliance with the Highlake Covenants, Conditions and Restrictions and all municipal regulations. 

Can properties be subdivided into multiple home sites?

No. To protect the vision and property values of each owner, subdividing your lot is strictly prohibited.

Can properties be combined into a larger home site?

Yes. Multiple home sites may be combined with Developer approval. If a multi-dwelling concept is desired for the larger home site, the lots should not be combined into a single home site.

Will Highlake form a Homeowner’s Association?

Yes. In order to ensure a high standard of quality and to protect the property value of our homeowners, the developers will form a member-administrated association guided by bylaws and the recorded covenants and restrictions.

What are the Homeowner’s Association annual dues?

Each property owner will automatically become a voting member of the Highlake Homeowner’s Association. The HOA will establish an annual assessment that covers the maintenance of the privately-owned portions of the property. Terms for all regular / special assessments are outlined in the Covenants, Conditions and Restrictions.

What is the minimum home size?

The minimum home size required is 3,500 square feet of conditioned living space.

What style home can be built in Highlake?

Because each home in Highlake is a custom, we encourage a variety of European-inspired architectural styles. Traditional styles such as French Quarter, Acadian, Plantation, West Indies or Louisiana vernacular are preferred. Can I use my preferred architect / builder?

Yes. However, all architects, builders, designers, and landscape architects are subject to developer approval. Our team can also recommend preferred architects, general contractors, interior designers, and landscape architects that are a good fit for homes in Highlake. 

Can I self-contract the construction of a home in Highlake?

No. The construction of each home in Highlake must be managed by a licensed, insured, and deeply experienced general contractor. 

Does Highlake connect to City-Parish utilities?

Yes. Highlake is served by all City-Parish utilities — including City-Parish sewer — in contrast to the majority of the surrounding homes which are supported by private septic systems.  

What is the cost of a home site in Highlake?

The home sites in Highlake have been priced to reflect its unique concept and several lot-specific factors such as notable trees, corner condition, views, and more. What is the cost to build a custom home in Highlake?

Homes in Highlake will be high-end custom homes. The Highlake standards for design and materiality will drive the cost to build a home higher than most other new construction communities in Baton Rouge. During your initial consultation, our team can advise on a reliable cost of construction based on your unique needs and vision.

Can a lot be re-sold without a home being built on the site?

For 2 years from closing, unimproved lots cannot be resold unless approved by the declarant.
